Booking data: Preferred dates, number of guests, property interest, occasion details, special requests
Technical data: IP address, browser type, pages visited (collected automatically via cookies — see our Cookie Policy)
We do not collect payment card data through this website. All payment processing, where applicable, is handled by secure third-party providers.

Booking records: 10 years from the date of your stay, as required by Italian fiscal and civil law

5. Who We Share Your Data With
We do not sell your data to anyone. We may share it with:
Squarespace Inc. — our website platform (processes data as a data processor under a GDPR-compliant Data Processing Agreement)
Trusted local suppliers (caterers, florists, transfer providers) — only where necessary to fulfil a confirmed booking or experience you have requested, and only the minimum data required
Italian tax and legal authorities — where required by law
Where data is transferred outside the EU/EEA (e.g., to Squarespace, a US company), this is done under Standard Contractual Clauses approved by the European Commission.
6. Your Rights Under GDPR

We take the security of your data seriously. Our website uses HTTPS encryption. Access to personal data is restricted to authorised individuals only. We use Squarespace's enterprise-grade security infrastructure for data storage.
8. Children's Data
Our website is not directed at children under the age of 16. We do not knowingly collect data from children. If you believe we have inadvertently collected data from a child, please contact us immediately at hello@sosohouses.com.

Booking Terms
& Conditions

Please read before bookingThese Terms govern all bookings made for Masseria Coucou and Palazzo Valide through sosohouses.com or via direct correspondence. By confirming a booking, you agree to these Terms.
1. The Parties
Provider: GiGi SRL, Puglia, Italy ("So So Houses", "we", "us")
Guest: The individual making the booking ("you", "the Guest")
The Properties: Masseria Coucou (Estate One) and Palazzo Valide (Estate Two)
These Terms are governed by Italian law. Any dispute shall be subject to the exclusive jurisdiction of the courts of the property's jurisdiction (Lecce, Italy), except where mandatory consumer protection laws provide otherwise.
2. Enquiries & Booking Confirmation
All bookings are made by enquiry. Submitting an enquiry form does not constitute a confirmed booking.
A booking is confirmed only when:
We have sent you a written booking confirmation by email, and
The required deposit has been received and cleared
We reserve the right to decline any booking at our discretion prior to sending a confirmation.
3. Pricing
All prices quoted are in Euros (€) and include Italian VAT (IVA) where applicable
Prices are per week (7 nights) and per property, not per person
Prices are subject to change until a booking is confirmed in writing
Additional services (private chef, experiences, transfers) are quoted and invoiced separately
Masseria Coucou: From €6,000 per week · Palazzo Valide: From €10,000 per week
4. Payment Terms

For bookings made within 60 days of arrival, the full rental amount is due at the time of confirmation. Payment instructions will be provided in your booking confirmation.
5. Cancellation Policy — By the Guest

All cancellations must be made in writing to hello@sosohouses.com. The date of written notice determines the applicable cancellation tier. We strongly recommend that guests purchase appropriate travel insurance, including cancellation cover.
6. Cancellation by Us
In the exceptional event that we must cancel a confirmed booking due to circumstances beyond our control (force majeure, property damage, regulatory requirements), we will provide as much notice as possible and offer either:
A full refund of all amounts paid, or
An alternative date or property, subject to availability
Our liability shall not exceed the total amount paid by the Guest at the time of cancellation.
7. Occupancy & House Rules
Maximum occupancy: 10 guests at Masseria Coucou; 14 guests at Palazzo Valide. Exceeding this number without prior written consent is grounds for termination of the booking without refund.
Check-in: Sunday from 16:00 · Check-out: Sunday by 10:00
Minimum stay: 7 nights (exceptions may be agreed in writing)
Pets: Not permitted unless explicitly agreed in advance in writing
Events and gatherings beyond the booked guest list require prior written approval and may be subject to additional conditions or fees
Guests must treat the property and its contents with reasonable care. Damage beyond normal wear and tear will be charged against the security deposit
Smoking is not permitted inside any buildings on the properties
Noise must be kept to reasonable levels after 23:00 out of respect for local residents
8. Liability
We are responsible for ensuring the property is in good condition and as described on our website. We are not liable for:
Personal injury, illness, loss, or damage to personal property arising from your use of the property, except where caused by our negligence
Disruptions caused by circumstances beyond our control (weather, utility outages, local events, force majeure)
Acts or omissions of third-party suppliers (chefs, transfers, experience providers)
Guests are responsible for the behaviour of all members of their group and any visitors.
9. Consumer Rights (Italian Guests)
If you are a consumer resident in Italy or the EU, nothing in these Terms affects your statutory rights under the Codice del Consumo (D.Lgs. 206/2005) or applicable EU consumer protection law. In the event of any conflict, mandatory consumer protection provisions shall prevail.
Under Italian law, holiday rental accommodation is excluded from the 14-day right of withdrawal that applies to distance contracts (Art. 59(n), Consumer Rights Directive), as the rental is for a specific date range.
For unresolved disputes, EU residents may use the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr.
10. Governing Law
These Terms are governed by and construed in accordance with Italian law. Any dispute not resolved through direct negotiation shall be submitted to the courts of Lecce, Italy, except where mandatory consumer protection provisions require otherwise.
