Who is responsible for your data
GiGi SRL, a company registered in Italy, is the data controller for personal data collected through sosohouses.com. Contact: hello@sosohouses.com.
What we collect
Only what we need to answer your enquiry or booking request: your name, email address and, if you give it, your phone number; your preferred dates, number of guests, house and anything you tell us about your stay. Our hosting provider records technical data such as IP address and browser type in server logs. We do not collect card details on this website.
Why we use it
- To answer your enquiry and prepare your booking: pre-contractual steps (Art. 6(1)(b) GDPR).
- To manage your booking and stay: performance of a contract (Art. 6(1)(b)).
- To meet Italian legal duties, including guest registration with the police (Alloggiati Web) and tax records: legal obligation (Art. 6(1)(c)).
- To send occasional news, only if you ticked the box: consent (Art. 6(1)(a)).
How long we keep it
Enquiries that do not become bookings: 12 months. Booking records: 10 years, as Italian fiscal law requires. Marketing consent: until you withdraw it.
Who we share it with
We never sell your data. We share it only with the providers that run this website and our bookings (Netlify Inc., which hosts the site and receives form submissions; our reservation software, Smoobu GmbH, once connected), with local suppliers you have asked us to book for you, and with Italian authorities where the law requires. Transfers outside the EU are covered by the European Commission's Standard Contractual Clauses.
Your rights
You can ask to see, correct, delete, restrict, move or object to the use of your data, and withdraw consent at any time, by writing to hello@sosohouses.com. We reply within 30 days. You may also complain to the Garante per la protezione dei dati personali (garanteprivacy.it).
Booking terms and conditions
1. The parties
GiGi SRL, Puglia, Italy ("So So Houses", "we") and the person making the booking ("you"). These terms cover Masseria Coucou and Palazzo Valide.
2. Requests and confirmation
Sending a booking request or enquiry does not create a booking. A booking is confirmed only when we have sent you a written confirmation by email and your deposit has been received.
3. Prices
Prices are in euros, per house (not per person), and include Italian VAT where applicable. Prices shown on the website are estimates until confirmed in writing. The local tourist tax and optional services (chef, cleaning, transfers) are charged separately. Masseria Coucou: from €6,000 per week. Palazzo Valide: from €10,000 per week.
4. Payment
- Deposit: 30% of the rental within 7 days of confirmation.
- Balance: 70% no later than 60 days before arrival. For bookings made within 60 days of arrival, the full amount is due on confirmation.
- Security deposit: €1,500 (Masseria Coucou) or €3,000 (Palazzo Valide), payable 14 days before arrival and refunded within 14 days of departure, less any damage.
5. Cancellation by you
- More than 90 days before arrival: full refund of the deposit.
- 60 to 90 days: 50% of the deposit refunded.
- 30 to 59 days: deposit kept; no further charge if the balance is unpaid.
- Less than 30 days: the full rental is kept.
Cancellations must be sent in writing to hello@sosohouses.com. We recommend travel insurance with cancellation cover.
6. Cancellation by us
If we must cancel for reasons beyond our control, we will offer a full refund of everything you have paid or other dates or a house, subject to availability. Our liability is limited to the amount you have paid.
7. Stays and house rules
- Maximum guests: 10 at Masseria Coucou, 14 at Palazzo Valide.
- Check-in from 16:00, check-out by 10:00.
- Minimum stay: 7 nights, Sunday to Sunday, from June to September; 5 nights at other times. Exceptions may be agreed in writing.
- Pets only by prior written agreement. No smoking indoors. Events beyond the booked group need our written approval. Please keep noise down after 23:00.
- Italian law requires us to register every guest with the police. We will ask for identity documents before arrival.
8. Liability
We are responsible for the house being in good condition and as described. We are not liable for injury, loss or damage arising from your use of the property except where caused by our negligence, nor for disruption beyond our control or for third-party suppliers. You are responsible for your group and visitors.
9. Consumer rights and law
Nothing here affects your statutory rights as a consumer. Holiday accommodation for specific dates is excluded from the 14-day right of withdrawal (Directive 2011/83/EU, Art. 16(l)). These terms are governed by Italian law; the courts of Lecce have jurisdiction, except where consumer law provides otherwise. EU residents may use the Online Dispute Resolution platform at ec.europa.eu/consumers/odr.
